We are thrilled to announce that we now have a great commercial product available for your SMSF clients. The True Blue SMSF Commercial Product is suitable for your clients who meet the following criteria;

  • Max loan amount $1.25M

  • Purchase or refinance of Commercial properties.

  • Interest Only available for 10 YEARS (5+5) with a max LVR 70% (P&I 80%)

LVR Requirements

Standard Commercial;

Industrial, Retail, Residential with up to 3 dwellings on 1 Title and even Medical or Dental Suites

  • 80% LVR in Metro and Larger Regional Centres

  • 70% LVR in Inner City locations

  • 60% LVR in Regional locations

Specialised properties:

  • Maximum LVR of 70% for Serviced apartments and Display homes. The properties must be in Metro or Larger Regional Centres.

  • Maximum LVR of 60% for Childcare Centres, Boarding Houses, Retirement Units and Student Accommodation. Properties must be in Metro or Larger Reginal Centres.

Unacceptable Commercial securities are those that are consider specialised or have a very limited market.

Serviceability is assessed on the proposed Rental income & Mandatory Superannuation Contributions. We must allow for all ongoing expenses associated with running the SMSF as an expense. 

Running costs associated with the SMSF include; Accountants, Auditing, Government and Insurances. 

We will use the higher of the actual costs for established funds, or a minimum of $3k. 

For a newly established SMSF we require an Accountants advice providing an estimate of the running costs.
